2. Purpose and Term

3. Fees and Deposits
User agrees to pay the Owner a facility use fee of [Insert Amount] and a refundable security deposit of [Insert Amount]. All payments must be received before access to the facility is granted.
4. Cancellation
Either party may cancel this Agreement by providing written notice at least [Insert Number] days before the scheduled use. Owner reserves the right to cancel the Agreement immediately due to unsafe conditions, facility damage, inclement weather, or failure by User to comply with this Agreement.
5. Insurance Requirements
User agrees to provide a currently dated certificate of insurance (COI) evidencing General Liability insurance with the following limits: $1,000,000 each occurrence, $2,000,000 general aggregate, $1,000,000 product/completed operations aggregate, $1,000,000 personal/advertising injury, and $300,000 damage to premises rented to you. Such policy shall name the Owner as an additional insured.
In addition, if the User’s activities are sports or recreation-related, General Liability coverage must include $1,000,000 participant legal liability, or in the alternative, the policy must not include an athletic participant or similar exclusion.
User will not be permitted to conduct the event until the certificate is submitted to and approved by Owner. The COI is due 60 days prior to the scheduled event.
If the User’s activities are sports or recreation-related, the COI must evidence Excess Accident insurance with a medical limit of at least $25,000.
If the use includes the invitation of outside organizations (ex, visiting teams) for athletic competitions, and if the User’s insurance does not cover these outside organizations for both General Liability and Excess Accident per the required specifications, the User agrees to require such outside organizations to provide currently dated certificates of insurance to Owner which meets the required specifications outlined in this section.
